    I hope they come out with specific details of offers that were turned down (if any were). Questions need to be asked. Why couldn't they get a JV? Are they just going to dress this up because they couldn't sell it to anyone? I have seen this situation too many times to not have some scepticism. I hope we get a very detailed explanation. What will happen to the dividend?
