hillside- what is it worth

    Was wondering if anyone has some valuations of Hillside, using NPV, IRR etc.


    I found a broker report from last year which had a NPV of roughly $300m.



    I tried doing the NPV myself but there are a few things which i wasn't too sure on including interest rate, loan size , loan repayments, royalty rates etc. In the end the differences in them all made my calculations all over the shop (I used 10% discount rate & came up with anything from $250m-$500m, using PFS numbers)
