    UT makes a great point. Indexation of CGT encourages investing rather than speculating. Whilst i don't agree totally about NG, as i believe it should only apply on NEWLY constructed homes. This further discourages speculation on rising prices of existing stock and instead NG becomes an incentive for investors looking to add to supply.
