    And I was partially right, Forged, given the market has been cooling since then. And I never used the word 'collapse.' What I said was that the risks going forward point to the bubble bursting, or words to that effect. And it has definitely deflated, so far. Early days yet, given I marked late 2023 as the danger point.
    And we might sail through that danger point with no more than a bent rudder, a catastrophic hole in the bow, or it might be plain sailing and full steam ahead. But there are too many unknowns and unforeseens in this unparalleled market of so many moving parts by which to reach a definitive conclusion. Anything is possible as the RE market stands today. Tomorrow is another question, and on both days our crystal balls are beset with a dirty fog.

    Nevertheless, todays RE market is one to be watched with great caution, for participants and watchers alike.
