Probably I would think better to look at a " reasonable " seller and " reasonable " buyer .
In every market you can find examples of those who " must " sell , you see exactly the same thing in equity markets .
I just sold two properties in Melbourne , the results were at expectation . We haven't seen many " fire sales " ..but if you look carefully there will always be some .
