To tell you the truth I don't focus on the east much at all so couldnt give you a valid opinion. As far as the west goes though Footscray, Footscray, Footscray!!
I could see it a mile a way a few years ago, so close to the city, rail, road etc, cheap as chips-another Richmond just in the waiting.
BUT it was a terrible place, I felt uneasy walking there in daylight and wouldn't get out of my car at night. Been going there lately though and it definately is gentrifying-new shops going up, everything looks much cleaner, houses renovated, no where as much graffiti etc
It has already run quite a but but still has plenty left in the tank, absolute gold mine.
