Woolworths hotels are only earning around 300k profit per hotel. The average hotel is worth between $5 to $10 million.
Lets look at what would happen if you purchased just one hotel worth 5 million. Around 6% return on investment if the hotel cost $5million or 3% if the hotel is worth $10 million.
If you borrowed $5 million,the interest would be around $400k and you would be bankrupt. Its only Woolworths cash reserves that allows them to survive.
