Denro, are u sure about the 50% getting divorced 2 years after retirement? If true I find the figure quite disturbing.
Re the rest, need to account for the 100k gross or so who are immigrating to Australia, net would be about 80k.
But overall yes I agree with your assesment that housing is in trouble.
