In these days when governments have no restraints and do literally anything to get the political result they want at a particular time, it must be remembered that "there are no rules"
The problem of cash being King is that IMHO we are seeing the loss of value of our dollar even in so called good times it is being eaten away slowly by helicopter money and massive debt so even though property prices are IMHO going to fall the value of the cash in the bank is also falling so you may not be able to afford that once in a lifetime deal
This can happen very quickly so IMHO money in the bank has to be readily available and as a buyer you have to know what you want and be ready to move within 24 hours before the hyperinflation train screams out of the station
