Houses vs unit prices

    Hi,

    I had a confirmation that houses prices are during better than units prices looking at the pas 30 year* (1992-2022).
    Interesting also to look at the trend per decade for combined capital cities
    - 1992-2002 : + 89 % for houses and + 80 % for units,
    - 2002-2012 : + 60 % for houses and + 53 % for units,
    - 2012-2022 : + 82 % for houses and + 47 % for units.
    Obviously, the gap has increased during the last decade.

    Similar trend for regional areas, with houses outperformed units for every decade.
    One difference : the gap between houses and units has remained stable for regional cities during the last decade.
    So, I suspect that the larger gap during the last decade for capital cities is probably explained by the deterioration of the construction quality for new units. Problem which seems to have mainly impacted capital cities.
