    And Imagine if the 14 bill or so they lose to negative gearing was put into infrastructure and new housing.

    Only allow negative gearing on houses less than 10 years old and use it like depreciation where you can gear the highest % first and after 10 years you cant.

    This will still keep people building new houses and might cost the govt a few bill in negative gearing tax writeoffs.

    Then the other 10-12 bill left over each year could be used to build things such as public housing/units.

    if the average one cost 300k a year they could build around 40 thousand new places each year taking pressure off of the rents thereby reducing inflation.

    So we all could have a house and affordability wouldnt be a problem anymore...oh so easy

    Only problemn is the speculators/infestors house prices will probably fall a bit but who cares thye have made enough for doing nothing but speculating on shelter
