Your wrong about it being difficult to rent a 'dog box' in surry hills.
I've been renting in a boutique building (built in 90's with a nice pool) in Surry Hills for the past 7.5 years and have noticed that landlords have unsuccessfully jacked up their rent to unsustainable levels where they're struggling to find tenants
One prime example was a modern 1 bedroom partment in the building with car space and wanted $550 p/wk after weeks of countless inspections every weekend they eventually settled for $460 p/wk! That is a 19.5% reduction on the orginal rent!!
Yes there were lots of people viewing, but they're not stupid...
