    one variable is sentiment/gut feeling to an investment type. housing has this in big volumes. ie when i go to buy, do i see a potential cliff or do i see a mountain to be climbed. ok, you might say this is an individual thing, but it is also a collective thing and it drives and collapses bubbles.
