The housing bubble IMO is in established houses. New homes are being built on the outer fringes of cities where they are quite affordable. If a housing burst does materialise, then it could be years before the ripple effect reaches the outer fringes. There is still a lot of migration to the large cities so I am still positive on builders such as Simonds and AV Jennings. However I would like to see how Simonds are going to handle the $10m loan repayment in September given that they had a $20m increase in inventory, $12m or so blow out on re-structuring costs, and cash on hand at last report was $5m. It's probably all okay, but I am waiting on positive news before topping up.
