I have covered this before, but to reiterate - during previous property downturns associated with declining job numbers, the common phenomenon of an increased vacancy factor prevails. ie: people move home to the folks or other relatives, shared renting increases and people take on boarders. The dynamic changes and rents either stagnate or fall.
