I'm good thanks. Not as hot in Sydney but still warm.
I am mainly refering to establlished housing in established suburbs in Sydney. Have seen people pay very high prices simply because the house had a new kitchen or had a pool and floor boards while the land is no more than 500sqm...
As for land subdivisions in Melbourne and Sydney I am not across that area so i guess you would have more insight into this than me.
Anyway I am not trying to predict a bottom or top in the housing market, like I don't try to predict the top or bottom in the sharemarket, doing so is almost impossible and there have been plenty of people that have been burnt as a result.
However I do believe that prices will be flat for a while and might even depreciate in certain areas where there has been speculation. After all we just had one of the biggest boom in property that we have ever seen...
