Well it largely depends on location and likely migration levels. If these factors do not exist I would tend to agree however those sort of % are drastic. By migration I refer to places such as the Sunshine & Gold Coasts which continue to be the focus of inter/intra state migration. Interesting though as property prices on the Goldie have not risen the same as the Sunnie Coast. There I feel there are supply/demand factors as the SC has limited land whilst the GC seems to be always coming up with alternatives. (this may change soon with the opening of Caloundra Downs effectively linking the SC with Caboolture)...and of course Brisbane.
There are probably other regions and these most likely related to the seachange. Then again inland regions are getting a huge boost. If anyone knows Gympie then go have a look its staggering.
Just some thoughts, I guess my point is that its a bit more complicated than the straight housing affordability question.
