    Not over confidence, I am actually very cautious having been burnt previously by the so called financial experts. Risk management is a subject very close to me and I happen to be quite good at.

    I have faith in my knowledge and ability and use those I trust. I just don't happen to agree with all the prophets of doom on property over the long term. Yes I am confident and have good reason to be.

    Prices do go up and they do go down, so what. Welcome to the market place. In the longer term property is time proven as is the share market.

    If you have achieved 60% increase in the last 12 months that would be quite phenomenal. Where I live has increased by around 800% since 1992 and my investment properties a mere 8% in the last 12months and 27% in the year previous, so your return of 60% in 2007 is pretty flash on a national basis if factual.

    I am enjoying the ongoing banter and exchange.
