As one needs some extra cash sometimes its easier to sell some shares in 3 days
house settlements take longer and if you only need a few grand its a bit difficult to sell the bathroom or backyard pool as quickly
Never found Tennants a problem its the self important agents who lord (or is it Laud) over you
BTW negative gearing pays whilst owning just dont sell it
positive gearing is the best way to go
