Forgey I bought my place after it had fallen 18% from the the last owners purchase price and I liked the property. Bought it with the clear understanding it could fall another 10% in that location because I could wear that 10%.

I’ll try to explain it to you again - looking at it from a land rate perspective the price I paid for the 4x1 house was the same if not a little less than what land in adjacent suburbs were selling for back in 2006.
