Because the price is already affordable for the area and demographic. Plus the ‘recession that is coming to Australia’ will be focused in the east. WA has had it recession and things have become more stabilised. Still small downside risk but it’s minimal compared to the risk in the east.
IMO WA, as a economy, has stronger fundamentals than NSW and Vic. What does NSW and Vic have to offer the world? Investment properties, education and tourism?can even generate a trade surplus if they tried.
And you know the line..there is no one market - there are markets within markets..well that too applies to economies - there are economies within economies.
