    Hi y'all, just wondering about how feeling about VAP in the near future (1-2 years). It's still a decent way off its pre-corona highs (at least relative to other ETFs) and the buzz about the property market in the AFR has been substantial (although the AFR sometimes seems to be written by a bunch of undergrad dropouts, so who knows). I recently sold a house (in coastal SA) that I co-owned with my uncles and the market was so hot it just about burned our hands off - we had on offer over our real estate agent's high estimate within 48 hours of listing (and those guys usually high ball their estimates). I'm thinking that if cheap money inflates Sydney and Melbourne once a vaccine is out then VAP could be a good bet. Our family owns vineyards and commercial property but we no longer have much exposure to house & home real estate, outside of our owner-occupier dwellings. I've got about three million in equities ETFs but none in REITs, so the diversification benefits are there.
