VAP 0.46% $75.07 vanguard australian property securities index etf

    i still have my eye on this, i bought some as a trade a few weeks ago at $71 and sold out at $76, ill buy in when it drops to $70 or below again, what is amazing is that VAS the asx 300 ETF has a much higher yield than VAP which is a property ETF and property traditionally pay a higher divvy than traditional industrial stocks, not this time.
    when markets finally crash because of these % rate hikes i will buy buying basically only VAS, VAP, and maybe VGS if i wanna take on more risk.
    forget individual stocks, too much risk picking and choosing which ones will outperform the market and which wont, its a mugs game, ETF are the way to go nowdays.
    look at DXS one of the stocks thats in VAP, its got a book value of $12.60 got crunched today back below $7,50 its ridiculous, i thought it was cheap when it dropped below $10, so its a mugs game, better go with the ETFs at least they will never go to 0.
