It's late here and my sarcometer is in for a service (someone redlined it last week) so I can't be sure if I'm detecting subtle nuances in your post. There is heaps of dreaming involved but I will count on the market to be doing the dreaming once the field is spudded. Their dreams will push up the SP which increases my $$ reality.
When I get my sarcometer back I'll scan your post and then decide on the appropriate retort. In the meantime here are some more factors for you.
12TCF + MEO + 32%GCOS + PBR = unrisked
MEO+PBR * spud = joe punter dreaming = >SP = much cash for Blurrt = happy blurrt.
