Only way for housing is across or down. Property cycles every 20 years from trough to peak every 17, from the low in 91 to high in 97/98... so we still have another 2-3 years of pain. So it looks like the real pain in property is yet to come (late 2009 through 2010 pick up in 2011).

In addition property is overvalued in Australia by 30% over a long term average. This has got some way to go yet.
