What is happening is that there are a lot of properties that were being used for Air BNB type accomodation which due to a sharp downturn in tourism is now finding it's way into the normal rental pool. Creating excess supply and driving down rents.
Martin says the rental system is broken and makes it sound like this is a permanent situation. Which is clearly not the case.
That is not to say this isn't a problem. However is is a short to medium term problem not a systemic problem.
I have posted previously about how ultra low interest rates are going to continue to drive the search-for-yield scenario we have seen for some time.

Once Covid has past, which it will, we will likely see demand for Air bnb properties soar which will lead to properties being pulled back out of the rental pool, driving yields higher and around and around we go.
Cycles are a wonderful thing. Something I wish i knew more about as a young adult.

Rent deferrals are a problem but are being offset by interest payment deferrals. I spoke to a local agent who has a large pool of rental properties under management. When the rental deferral initiative was announced they had about 50% of their tenants contact the agency to say they weren't gong to pay rent. After speaking to them all, only around 3% had actually lost or reduced work so no deferral was granted. So the impact was actually very minimal - in his rental pool, I am sure it is different elsewhere.

As for the amount of investors selling, Martin speaks a lot about "focus groups" and "surveys", because the data currently doesn't back up his assumptions. That is not to say that come the spring selling season we won't see an increase in stock levels, but right now they are pretty low which is somewhat supporting prices.

At least Martin North has compiled the data and has the experience to portray accurately what is going on.

All you have is anecdotal stories and a hunch.

The markets are skewed with government support making the inevitable a longer drawn out process.
