if there were to be another housing stimulus Matt, it wouldn't be such a bad thing if targeted at only new builds.As you say, it would keep alot of people happy - the developers, builders, 'genuine' investors and some FHBs.
As for the punters and the RE agents - tough titties - you've had your decade in the sun.
