    It all comes back to having a viable plan

    I would only add that for most people who want to build a portfolio of property the first ones should be for income purposes, properties that produce a good cash flow but may not have a good CG

    Then as you progress you buy better properties with good CG prospects and the first ones provide a good cash flow to finance the better ones later

    There are many older people who buy an expensive quality home for investment for the perceived CG who will never live long enough to see it.

    They should be buying cheap dog boxes that produce a high income every week so they can spend and enjoy life
    Conversely younger people require a different plan for their super requirements

    Just my opinion
