That may be the case. However have you worked out the percentage gain based on what you actually put in if you had a mortgage and the returns would be substantially higher on your initial investment. Monthly payments etc don't count as rent you would have had to pay will look after that.
Last house I sold as a ppor - $11k down $440K profit tax free over 10 years - over 3000%.
