In 2010- 11 the Perth bears led by Massey and Moon were screaming price falls WAIT, DO NOT BUY. Melbourne, Brisbane and Sydney bears were pretty vocal as well.
How much would the homebuyers have lost by following that advice. Lets look at normal people in Perth.
Perth rent avg = $400pw for 4 years = $83,000
Cost of house in lower price range 2010 $310k cost now in 2014 $400k diff = $90,000
Stamp duty concession $10,000 may be abolished in state budget Total loss waiting = $183,000.
Probably same story in Melb, Sydney and Bris.
