Re Japan being "virtually stagnant"
I believe this is an understatement now and Japan will be shrinking in population right now.
I have a pretty good understanding of the market there, and the extremes of pricing from `inner Tokyo to Osaka compared to countryside property is incredible.
They don't have as many young ones that want to live outside of the majors, and hence the values are extremely good value in the outskirts of major cities, even by the sea.
Buying foreclosed property in Japan is quite simple, and foreign ownership not a problem...contrary to the many expert comments on HC over the years, which are completely wrong.
