Good post - add to that is the benefit of accumulated equity - that then allows one to borrow 100 percent against the pool of equity - the 500 k purchase then is funded by say 15 k expenditure , most of it deductible, and the growth is exponential.
Tis a thing of beauty this property stuff if well played and understood.
