dont overlook one important fact when going back over your past 10 years..
back then housing was at a 1:3 ratio, there was plenty of room in peoples income to always pay more.. always has been over the past 10 years.
at 1:7 ratio, there aint much left to give anymore.. the wall is about to be hit..
