Good one Fishy. Yeah, with population growth up, immigration up, overseas funds flooding into property, negative gearing and CGT discount, depreciation of buildings, and no manufacturing, yep no more capital growth for property. Lol!

Property prices may not go up as much as in the past but with property now in the millions it doesn't have to go up by much to have a significant wealth effect!!!! Even a small 5% rise of a property worth $2 million is a cool 100K. Some of these baby boomers have portfolios of $10 million plus including their principle place tax free residence. A 5% rise equals $500K and in a good year they can get even a 20% rise. A cool $2 million. And that's not counting the juice or rent! Rent has also gone up a lot! Buys a lot of world cruises!!
