during 2009 Melb went up 40%.
You don't need everyone in Australia to get a home loan for the largest expansion of credit to occur to realise property price increases.
There is heap of dosh(private and institutions) on the sidelines and no one knows what to do.
We will all see within 18-24 months if we get up to 35%.
