Interesting thoughts, I have arrived at the same conclusion that bjt is a great buy at these prices, however from a different perspective. Been to Japan recently (Jan 09) and viewed the top 10 valued properties in Tokyo, Yokohama and Osaka based on 08 valuations. Essentially all are in great shape and appear fully tenanted. Japan is a nation that does not change quickly, lifetime employment, employees more important than shareholders, "keiretsu" thinking of corporate conglomerates, been already in 15 year recession to 2006, basically a powerhouse nation that does not defend itself in the media and therefore if WSJ or Fin Review said it was in difficult economic conditions the world believes. My only concern is the March 2010 debt refinancing is coming soon by Japanese standards.
