It's simple.
Property trusts that you have invested in are similar to buying a share.
The price of the share increases and decreases on factors affecting it.
Such as:
- Market emotion for FY08, FY09 and FY10
- Technical charting patterns
- FY10, FY11 expectations
- Raw Fundamentals (i.e. Balance Sheet, expenses, fees, etc)
So as you can tell, even though the fundamentals may show that the investments/properties by the trust have only declined by a minor amount (i.e. 5%) the other factors affect the overall price and value the trust at a loss of 25%.
In my opinion if the fundamentals are strong, the charts are showing a good entry and the price is undervalued, this indicates a good buying situation.
