refugee......on another post I have real figures showing only average 10% pa rises over a 20 year period......no one in their right mind is going to try to sell within a month and make a profit of over 100k's......it just will not happen.....and like passive states.......there is a whopping related cost of buying and selling the property.....stamp dutys, legal fees, bank fees etc, then the agents commission etc to sell, more legals...........
and not to mention the capital gains tax.......
