As often happens - they felt the market was overpriced a decade ago, or for some reason could not get finance for past behaviour, maybe the banks would not lend them enough when houses were in the 200k range, but it on the backburner - then they watched it go beserk - and it passed them by - have a lot of mates like that and suits them to put whatever spin on it they like to rationalise - and it will all happen again.
I had FMG on my list - that would have been lifechanging for me had I put my money there and not the financials - as a result I hate the financials! But I am the clutz!
