apparently toorak had no sales for the last 3 months either.......not really strange......people sitting on their assets...not selling..........I did see a lot of sales may/jun 07.......all sold before auction or within 5 days of listing
do not see that many for sale signs in toorak anyway.....unless its a new /refurbished devolpment of a whole block of units

there is another reason why people ask for tenders for the more expensive houses.....they dont want their friends or non friends to know how much its worth.......or maybe their families...........OLD money tends not to flaunt it......only new money and the NEW RICH do
