    Agree that housing is overpriced - it was expected to correct itself during the pandemic and in the cities it did to an extent when the students and os workers left, but now the shortage has returned. We have negative gearing here whihc is a bone of contention, but there is no governemtn willing to tackle it - it artificially inflates property and in the last 10 years there has been little opportunity for it as rates have been so low. Now it returns as rates are sky high and growing and personal tax rates are still regarded as high. I don't see any chance of anything more than a correction in some parts, but certainly no crash. Peoples' home values are what give them confidence to keep on spending
