There is a lot of agent "ramping " going on as they try to defend against a falling market.
Who in their right mind would add 40 percent to their bid when all competitors had dropped out and bidding for only land value.
Housing prices comprise Land Value Construction Cost and Speculation premium.
Land value is fairly solid and rises over time but the real fluctuations in house prices are constction costs and speculation premium..
The speculation premium is softening but construction costs are still high and will come down as supply chain issues and inflation subsides
