    black...why are you renting ? you said you sold your investment prop...dont you mean your PPOR...
    there is a big difference...

    tcboss....you are spot on....stunning returns from commercial props...I have a couple...40% annual income based on the buy price...
    or 5% based on the huge capital gain..growth...

    as I have stated regularly on the site...a change of govnut will turn everything around...hence the stalling of the damage in the states that have changed...ie WA, Vic, NSW...and the reason why Qld is still falling behind...but the QLD's know the change is only a few months away....

    for those who complain that politics have no part in the housing forum...there is a cause and affect..a relationship

    it has everything to do with the HC site...whether its housing or stocks...political decisions are made to affect everyone, on investing in all forms....and the states collect a humungeous amount of taxes, directly against housing....and the mining tax will have implications on both the stocks affected, and most individuals take home pay
    it would be like saying the banks play no part in housing decisions or investments....
    just wondering how the number of boat people currently being allowed into the community will affect you....if you live in an area, where there will be 1000 new inhabitants...in your tiny community...
    or the promise to open up 60,000 acres for new housing....

    did the GFC affect the banks ? and did same banks stop lending to developers, and small business...hence the reason some are seeing stalled half finished developments...
    hundreds of small businesses closing down

    it is all interwined...
    there is a cause and affect....
    the mining industry is playing a huge role in the housing market....in some parts of the community....
    fancy owning a little old house worth about $50,000 max in some remote part of WA....now its rented out at $3000 pw...
    or one in Gladstone in Qld....
    will there be a bit of a boom in Darwin...with all those US marines coming to town...will there be an opportunity there for some ?

    the housing debate, and investment decisions, is not confined to just the inner city of Melb....

    how are the prices going along the coast...???

    is everyone afraid that sea levels will rise and wipe out their homes. ? most councils have stopped further development.....but what if the GW is just a scam...and the sea levels are not rising.....what if the local councils change their mind and allow development in the future....how would you feel, if your beautiful sea side home was marked down with little value.....only for the change in policy a few years later.....

    did the drought affect some of those tree changers...
    has the breaking of the drought made same places now suddenly more attractive...
    what are the implications of the coal seam gas going on in 70% of nsw and qld....the miners can come onto you land....and you have no say in what they can do....

    would any of you change your mind...if there were very fast trains, allowing you to commute to work....rather than sit in the slow freeways and tollways...
    apparently in sydney, the cars move on average at 42kph....where they are designed to travel at 100 kph

    there are so many opportunites and choices, regarding housing to either live in, or to invest in, here in OZ....

    it really is the lucky country.....
