My conclusion
if the European assets are worth something, the company might go for equity raising should the covenant be triggered
so we are looking at a 1 for 1 issue @ $1
$3.86 + 1 = $4.86 /2 = $2.43
If the assets are worthless which I suspect they are then GPT might just walk away
that will cost us 91 cents
$3.86 - .91 = $2.95
not sure which would be better...probably best to dump the JV
the balance sheet might look like this which would be quite healthy
