    My educated guess is a no. Demand is still far outstripping supply, and as they say, they're not making land in the desirable suburbs. <<<<<<<<<<<<<<

    You hit the nail on the head there

    Any thing 12 klm from the CBD a 5 minute walk to the train station and any block over 820 square meters (that can be split )

    House is not important actually the more run down the better (nothing heritage listed ) as later you will demolish The money is in the land.

    Spend no money renovating as this is money down the drain as one day they will turn up with a excavator and demolish it.
