agree completely scrubroad... however, for the purpose of a FHB getting their foot in the door... i don't think a block size/value that would cater for future development 10km from the city is on the cards! i renovated my first place myself, and my advice is get as educated about renovations as you would do anything else in an investment. know what aspects of the renovation to put money into that you will get back (hopefully even more) in equity and appreciation, and know what not to as it won't affect the value. there is also the potential to get ripped off quite badly by tradies and the like if you are uneducated.. do as much as you can yourself. for example, don't be letting the electrician waste a second of time doing labour.. get him in there with barely anything left to do other than the tagging. it isn't hard, people just lack confidence is all.
