I will repeat it again quite happy , and while I agree " Never say Never " , on re - reading I should clarify .

Prices could fall 40% ..if they rose another 100% over a two year period ..or similar . My use of the word " Never " was relating to current values .

Id personally love to see a period of flat prices , or even a small decline , would be happy with that . Not saying Its a chance of happening , but I hate seeing individuals priced out .

My example of my friend .. and what he achieved , over an extremely flat ten years , dont feel too Sorry for him ..No matter what the " Real " return ..hes one of Melbournes wealthiest 2% , and still achieved this with a flat 10 years and a " Real loss " ..Of What ???
