Some peole will be hurt in a downturn but take a small investor who bought in 1999/2002 say ,he has had enormorous capital gain on paper and his rents have gone up during this period.h e can afford to sit any slump out provided his rents still come in ,people have to live somewhere ...so on paper he isnt as wealthy but as he is in for the long haul does he care?
