Is it possible the bears have not personally experienced the wealth generation of holding property long term and hence are sceptical?

I also find it surprising they don't include property in their basket of investments, personally I would only committ no more than 5% on speculative stocks. Property gets a big slice, then blue chips such as banks and major food retailer/distributors
