Who sulking about underquoting? The fact is the agents are required by law to NOT underquote.
It doesn't bother me as I and everyone else knew what the property was worth, but it makes a mockery of them and the 'profession'...What's the point of having rules if they are not going to be followed or enforced?
I'm betting the property bubble will end in 2015, page-185
